Organic Farm Phitsanulok

General: A brand new custom designed Organic Fruit/Fish/Rice Farm project constructed (from scratch) & completed to a very high standard over a 2-1/2year period (Chanote/Blue Book ownership documents in place - in my wife's name). Primarily fish & fruit focus with approximately 50,000 fish and 1000 fruit trees (banana, mango, coconut, jack fruit, bamboo, others). Some fish ready for sale now (catfish weight approx. 0.5Kg/each). Designed with independence, comfort, practicality and efficiency in mind, the project can be operated as a stand-alone fish & fruit farm and/or expanded to a resort, home stay type operation. Houses are custom designed and well equipped, fully furnished. The big house has custom designed built in furniture and European style fully fitted kitchen c/w appliances. There is also potential to upgrade the farm shop to include a coffee shop/restaurant. Basically, the project is fully ready and available. Local personnel are available to work/support the project (by separate negotiation).

Location: Amphur Bang Rakam, Jangwat Phitsanulok (approx. 45 mins/50Km from Phitsanulok airport).

Land Size: 16 Rai (approx.. 80m wide by 320m long) c/w perimeter fence & lockable gates.

Layout: Rectangular land plot with public road on 2 sides. 7 Rai for fruit trees & fish channels, farm shop, 3 Rai for rice and 6 Rai for fish lake and houses, garden & car park.

Buildings: 4 buildings (large house, small house, farm shop & car park/tool shed).

Big House – approx. 350m2 footprint with 210m3 living space. Huge living/dining room with 2 bedrooms & 2 bathrooms (1 ensuite) & fully fitted European kitchen. Fully furnished with custom designed built in cabinets/furnishings. Huge balcony on 2 sides.

Small House – approx. 120m2 footprint. 2 bedrooms, 2 bathrooms, big kitchen, balcony facing lake.

Blue Book: Formally issued/available.

Power Supply: Dedicated 220V/50Hz single phase, metered, power supply/transformer from PEA for all buildings.

Water Supply: 2 sources available. Private water well (adjacent to Farm Shop) and piped water from local Moo Baan.

Rainy Season/Hot Season Water Management: The project has been set up to control water in & out.

Access: Public roads on 2 sides of the project with main gate entry to houses.
