Both buildings are equipped with elevators.The condominium comprises a number of apartments, which are partly used for permanentresidence by its owners, partly as vacation homes for their owners, and several apartments arerented out, too.The apartment is perfectly suited for families to live, but also for renting out to vacationers, again,because of its size, it is optimal for families.During 2022 the condominium has undergone a lot of renovations and upgrades under its newmanagement. It is in a very good condition with plenty of new installations, like a large table tennisroom, and also a large trampoline next to the swimming pool. The management is very active toimprove the appearance of the condominium constantly.There is one person around to take care of any issues that might come up with the condominium,who is on site every day during working hours. Also, cleaners are frequently making sure that all ofthe common area is clean and tidy. The apartment itself has been taken care of under the control ofthe owner, and it is in perfectly good condition.
Foreign nationals can own condominium units as freehold owners in buildings where no more than 49% of the unit floor space is owned by foreigners. Units that are part of the Thai quota or are being leased for 30 years can be converted to the foreign freehold quota if it is currently below 49%.
Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
